I Managed Our Garage Floor Epoxy Project. What I Learned About Sika Products (and Epoxy in General)
Last March, our operations manager walked into my office with a photo on his phone. The parking garage attached to our main building looked like someone had used it as a test site for amateur asphalt art—flaking gray coating, dark oil stains, and a patch where a tire had worn all the way down to the concrete. "Client visit in June," he said. "You're handling this, right?"
That's how, an hour later, I found myself googling "epoxy painting garage floor" at my desk. I'm the office administrator for a 200-person company. I manage roughly $80,000 a year in facility and maintenance purchases across two buildings. I know how to track invoices, consolidate vendors, and get a reliable answer out of a supplier's customer service line. I don't know construction chemistry.
What I learned over the next two months was a mix of useful, expensive, and mildly embarrassing. Hopefully it saves you a few steps.
Googling "epoxy painting garage floor" was just the beginning
First thing I did was search "epoxy painting garage floor." I figured it was a paint-and-done job. A few hours of reading—or rather, a few hours of watching contractor videos after my first search led me down a rabbit hole—convinced me otherwise.
Epoxy coatings are not paint. Paint sits on top of the concrete. Epoxy bonds to it, which means the surface has to be clean, dry, and usually mechanically profiled. That was my first real lesson in what contractors call preparation. It also meant the materials list was longer than I expected: degreaser, floor grinder rental, crack filler, primer, base coat, top coat.
Our operations manager added a request at that point. "Can we make it look a little nicer than plain gray? Maybe a metallic finish?" So I spent a weekend looking at decorative paint ideas for garage floors. Some of them looked fantastic—marble swirl, flake systems, even one that looked like a galaxy (gorgeous, completely impractical for a parking garage). In the end, the decorative stuff was too expensive for the traffic and the timeline. We went with a simple gray base and a darker gray flake broadcast. It still looks decent, and you don't see the tire marks as much.
Why I ended up with sika products (and almost didn't)
A contractor we'd used before quoted the job with a generic epoxy kit from a big-box store. I was ready to approve it—the price was fine, the timeline worked. Then our facilities lead, who's been with the company for 11 years, said the last time he saw a kit like that used, it peeled within eight months.
He pointed me at sika. I'd heard the name but couldn't have told you what they made beyond "construction chemicals." Turns out that's a very broad category. Sika products cover adhesives, sealants, floor coatings, waterproofing, and even traffic coatings. For our project, that meant a proper two-part epoxy system and a liquid membrane for the corners, instead of one can of something spread thin.
The difference, once I started reading, was documentation. The sika polyurethane adhesive we ordered for a separate stair repair shipped with a technical datasheet (i.e., the PDS that tells you cure time, coverage, temperature limits) and a safety datasheet. The generic kit? It had a label. That was it.
Now, I'm not going to sit here and tell you sika products are the only option. My experience is based on one 2,400-square-foot project at one facility. If you're coating a loading dock with heavy forklift traffic, your needs are different. What I will say: having test data made my job easier. I could verify coverage rates instead of trusting a contractor's estimate. One distributor even mailed us a printed binder of test results—a dying art, and yes, I noticed the postage line. USPS First-Class letters have crept up to 73 cents as of January 2025, so I appreciate the gesture whenever somebody still does it.
Can you drill into epoxy resin? (Apparently a very important question)
Three weeks before the coating was scheduled, our facilities lead asked me a question that honestly sounded like a riddle: can you drill into epoxy resin?
It was for the anchors that hold a protective bollard near the garage entrance—after the coating cures, you can't just bolt things to the floor without drilling through it. I had no idea. The contractor said "should be fine," which, as any buyer learns quickly, is not a technical answer.
Here's what the research (and a very patient sika technical rep on the phone) made clear:
- Yes, you can drill into cured epoxy resin. At that point it's a hard plastic.
- Use a masonry bit, not a wood or metal bit, and don't start the drill in hammer mode.
- Mark the spot, start slow with a pilot divot, then work up to the full bit size.
- Seal the edge of the drill hole with a small bead of polyurethane sealant after anchoring, so moisture doesn't creep under the coating.
That last tip came from a technical note in the anchor adhesive datasheet. It's the kind of detail nobody puts in the product listing. If I remember correctly, it was buried in the installation notes on page 4. We followed it, and so far—ten months in—no cracks or water lines around the anchors.
The sika polyurethane adhesive side quest
Somewhere in the middle of all this, I also ordered a tube of sika polyurethane adhesive to repair a cracked concrete stair at our second building. Two tubes, actually, because I misjudged the volume. I want to say we needed one, but don't quote me on that—it came down to how generous we were with the gap. The product itself performed fine. It's sticky in a way that makes you respect it, dries fast, and by the next morning you can't pull the repair apart with a screwdriver.
The purchase process was the bigger lesson. I bought it from the same distributor as the floor coating, which meant one invoice. Our accounting team loved that. A year ago, I would have ordered from the first website that had it in stock and paid separate shipping—then spent 20 minutes matching a second invoice to a purchase order. In our 2024 vendor consolidation project, I learned to check whether a single distributor can cover multiple needs before defaulting to the fastest Google result.
What I'd do differently (and what I'd keep)
If you're about to start an epoxy painting garage floor project, let me save you the trouble I didn't have the sense to avoid.
1. Do the moisture test before you book the contractor. I still kick myself for this one. We scheduled the crew, and then the contractor's first question was "have you tested the slab for moisture?" We hadn't. The test—a simple plastic sheet taped to the floor for 24 hours—delayed everything by a week. It passed, thankfully, but it should have been step one.
2. Read the technical sheet, not the marketing page. The contractor made some claims about the sika floor coating being "low-VOC" and "green." Per FTC guidelines (ftc.gov), environmental claims have to be substantiated. When I opened the actual SDS, the product was solvent-based—not what I'd call green, though it was within regulated VOC limits. The point isn't whether it's green. The point is that you can't take a sales pitch at face value. If a supplier can't produce a document that supports a claim, the claim isn't real.
3. Budget for the boring stuff. The coating itself was about $1,600. The grinder rental, primer, crack filler, and cleanup materials were another $900. I don't have hard data on what most companies spend on projects like this, but based on our line items, the "extra" materials were roughly half the cost of the pretty part. If your budget only covers the coating, you haven't budgeted.
The bottom line
The floor was finished the second week of May, three weeks ahead of the client visit. The client didn't comment on the floor. That's fine—the client didn't comment on the floor because it looked the way it was supposed to look, which is the best outcome a floor can hope for.
What was best practice in 2020—one-part acrylic paint in a bucket—probably isn't what you want in 2025. The fundamentals haven't changed: clean surface, right product, proper prep. But the execution has transformed, and for a non-expert buyer, the most important transformation is access to technical documentation.
I don't have hard data on whether sika products are the right choice for every garage floor, or any garage floor, forever. I can tell you what I can verify: the product came with documentation, the technical rep answered his phone, and ten months later the floor still looks like it did in May. For a purchasing decision, that's about as much certainty as you ever actually get.
