Six Construction Chemical Checks That Would Have Saved Me $12,000

If you buy construction chemicals for a living—adhesives, coatings, sealants, floor systems—this checklist is for you. It's also for the person who thinks they don't need it. That person used to be me.

Quick background: I've been handling material orders and application oversight for a mid-sized construction firm for eleven years. I've personally made eight significant mistakes, totaling roughly $12,000 in wasted budget. The first was a classic rookie error: I assumed “standard” meant the same thing to every vendor. It didn't. That one cost me $600 and a wasted weekend. After the third mistake, I realized I was repeating patterns, not suffering bad luck. So now I maintain our team's checklist. This is it—six checks that would have saved me most of that $12,000.

1. Read the MSDS before you commit to the order

This seems like the bare minimum, and yet. In September 2022, I ordered a waterproofing coating from a vendor we hadn't used before. Price was good. Delivery was fast. What I didn't do was pull the MSDS and check storage conditions. That product required a minimum storage temperature of 10°C and had a shelf life of nine months from the manufacture date.

Our warehouse isn't heated in winter. The coating froze, and the batch was written off. $890 of material, plus a week's delay while we reordered from someone else. The supplier didn't even argue. They just sent me the MSDS section I should have read.

Now, any time Sika—or any other brand—is in the running, I search for “sika msds” (or the equivalent) before requesting a quote, not after the pallet arrives. Three things I verify on the SDS:

  • Section 7 — handling and storage. Temperature range, humidity limits, ventilation requirements.
  • Section 10 — stability and reactivity. Look for conditions that “must be avoided,” like low temperatures or direct sunlight.
  • The batch date. A “fresh” product can already be six months into its shelf life. If your supply chain is slow, that matters.

And keep the SDS where people can actually reach it. OSHA's Hazard Communication Standard (osha.gov) requires SDS accessibility. “In the office binder” counts as accessible; “in the drawer of the office that nobody opens” does not. We now put a QR code on the storage rack that links to the whole SDS library. Took a day to set up, saves hours of searching.

2. Read reviews like a detective, not a shopper

When I first bought Sika T100 (their fast-curing hybrid wood adhesive), I did the standard thing: typed “sika t100 all in one hybrid wood adhesive reviews” into a search bar and read the stars. Solid rating. Lots of “works great” comments. So I ordered enough for a large door frame job.

Here's the thing: the reviews were accurate, and they were also useless for what I needed. Sika T100 cures fast—which is a feature, unless you're spreading it across a large glue-up and the first panel has already started skinning over by the time you reach the last one. Panic. I had to reset one joint while the adhesive was still fresh, and I learned to read reviews differently.

Now I read the negative reviews first. The one-star comments describe the product's actual limits: open time, minimum application temperature, gap-filling performance on uneven wood. The five-star comments just say “great stuff”—and I can't plan a job around “great stuff.” I also filter for reviews that match my climate and my scale. A hobbyist gluing one window frame writes a different review than a contractor gluing twenty pieces. Both can be right. Only one is relevant to you.

3. Ask about surface prep. Then ask again.

In early 2023, a friend's shop was quoting a wheel powder coating job in Runaway Bay—a batch of refurbished alloys for a car dealership. They had a decent oven and a spray rig. They didn't have a repeatable prep process. They lost the contract when the client's engineer started asking about anchor profiles and blast media.

Powder coating is not paint. It's a dry coating applied electrostatically and cured in an oven. If there's even a trace of oil, old lacquer, or corrosion on the substrate, the coating looks perfect on day one and starts lifting within months. The coating didn't fail. The prep did.

That one didn't cost me money directly. But it taught me a question that has saved a lot since: how do you verify the prep? Not “do you sandblast?”—that's a yes/no question that always gets a yes. Ask for specifics:

  • What blast media and what grit? What anchor pattern are we targeting?
  • What's the maximum time between prep and coating? (It should be a few hours, not overnight.)
  • What are the surface temperature and humidity rules during application?

If an installer hesitates on any of these, you're not being difficult. You're protecting a five-figure job from a five-minute shortcut.

4. Epoxy resin floor installers: vet the process, not just the price

Epoxy floors are one of those products where the cheapest quote is the most expensive option. I've proved this to myself.

A few years ago, we took a low bid on a warehouse floor coating. The installer did a moisture test—but only one, in one spot, on a slab that had been poured six weeks earlier. We asked about it. We were told it would be fine. It wasn't. Within two months, the coating blistered near the expansion joints, and we had to strip and recoat a whole section. The $200 we “saved” on that quote turned into a $1,500 redo, plus two weeks of the warehouse being a construction site.

When I vet epoxy resin floor installers now, I ask three questions:

  • Show me the moisture test data. Calcium chloride results per ASTM F1869, or relative humidity testing per ASTM F2170. If they say “we tested it” without numbers, that's a no.
  • What's the surface preparation method? Diamond grinding or shot blasting is the standard. Acid etching is a gamble on modern concrete.
  • What the warranty excludes. A warranty that doesn't mention moisture vapor transmission is a polite piece of paper, not a promise.

Look, I'm not saying budget installers are always bad. Some are excellent. But in my experience, the lowest quote has cost us more in over half the cases where we took it. I'd rather pay a mid-range installer who can name the ASTM standards than a bargain bid that can't.

5. “Waterproof” is a loaded word. Define it in writing.

A client once asked me: “is epoxy grout waterproof?” I answered yes. I still cringe at that.

Strictly speaking, epoxy grout is water-resistant and far more durable than cement grout. It won't erode with moisture, and it gives mold less to feed on. But it is not a waterproofing membrane. If water finds its way behind the tile—through an edge, a crack, or a pipe penetration—it travels through the substrate into whatever is underneath. A tiled shower over a timber subfloor, with epoxy grout but no membrane, will eventually have a damp subfloor. The grout isn't the weak point. The missing membrane is.

Here's what happened after my confident “yes”: the client assumed the shower room didn't need additional protection. Three months later, there was moisture damage. The grout performed exactly as designed. My answer had failed to describe the system. That's a communication failure, and an expensive one.

I said “waterproof.” They heard “this room can handle anything.” Result: a disappointed client and a credibility hit that took months to repair.

Looking back, I should have answered in two sentences: “The grout is water-resistant, but it is not a waterproofing membrane. You need a membrane under the tile.” Now, any time someone uses the word “waterproof” on a spec sheet, I write next to it: which layer of the assembly, and what test confirms it? If nobody can answer, it's not waterproof.

6. Test small. Then document everything.

In 2024, I skipped a test patch on a floor coating because the product was “identical” to one we'd used before. It wasn't. The color matched, but the cure behavior was different at the site's temperature and humidity, and the surface stayed tacky in patches. We had to grind out 40 m² and reapply. That one hurt.

Now, no new product goes down on a full area without a test patch. Half a square meter is enough. Let it cure in site conditions. Check adhesion, color, and finish. It costs half a day, and it can save you from a disaster.

And document the application, even on the good jobs. For every project we record: batch number and manufacture date, application date, temperature and humidity, mix ratios, mixing method (mechanical, not hand-mixed), and photos at each stage. It's boring. It's also the difference between a warranty claim being honored and getting a shrug.

Notes on the cost of mistakes

Adding up my eight documented mistakes: roughly $12,000 in rework, wasted materials, and delays. The frustrating part isn't the number. It's that every single mistake had a fork in the road where I could have caught it for free. The MSDS was available. The reviews were readable. The installer could have been questioned. “Waterproof” could have been defined.

Pick one check from this list and apply it to your next order. One is enough to start. You don't need to inherit my checklist—just skip my mistakes.
