How to Get Old Tile Adhesive off Floor—and When to Use Sika Sikaflex-221

I'm the office administrator for a 145-person company. I manage 60–80 maintenance and repair orders a year—or rather, I approve them, track delivery, and report to operations and finance. When I took over purchasing in 2020, one question kept coming back from our facilities team: how to get old tile adhesive off floor. There's no single answer. It depends on what was used, what's under it, and what's going down next.

I'm not a floor installer, and I'm not a chemist. I'm the person who buys the products and makes sure the right vendor shows up. After years of managing these jobs, I've broken it into four common scenarios.

  • Dark, gummy old adhesive—usually asphalt or gum resin.
  • Grey, cementitious thin-set that is still bonded.
  • Loose, flaking, or uneven adhesive that has to go.
  • A clean, prepped floor where you need to bond or seal something afterward.

What are you scraping?

Before ordering anything, scrape a small corner and look at the texture. That tells you whether you can prep over the layer or whether it has to come off.

If the old adhesive is dark brown or black and softens when you apply heat, it's probably old mastic. Some of those formulas use gum resin as the main binder. If it's grey, dense, and crumbly like concrete, it's thin-set mortar. Different materials behave differently.

Scenario A: Dark gum-resin mastic

This is the one that makes people search for a solvent-based magic remover. I only believed that most solvent removers won't work after I watched a contractor try it on a 400 sq ft floor. The top softened, but the resin stayed gummy. The new floor did not bond, and we had to scrape it all anyway.

For large areas, mechanical removal is the reliable route. That means a walk-behind scraper with a tungsten blade or a grinder with a diamond cup wheel. It's dusty, loud, and slow. It also happens to be the method that actually works.

Honestly, I'm not sure why some gum-resin mastics turn into a sticky mess instead of dissolving cleanly. My best guess is the resin has aged and oxidized enough that standard removers can't break it down. If someone has a better chemistry answer, I'd love to hear it.

One more thing: if the building has pre-1980 flooring, test for asbestos before grinding or sanding. That's not a product question. It's a health and safety issue, and it can shut down the whole job.

Scenario B: Cementitious thin-set that's actually bonded

Here's the counterintuitive one: you don't always need to remove old tile adhesive. If the old layer is thin-set, grey, and genuinely attached, some flooring contractors will smooth it, prime it, and install over it.

That sounds like a shortcut, but I do not mean cutting corners. I learned this after our flooring vendor did a bond test on a small patch. He chipped at the thin-set, it didn't budge, and he said grinding it off would take an extra day and create a ton of dust. We kept the layer and prepped over it. It held.

If you find hollow spots, those sections do need to come up. The full layer only stays when it's genuinely attached to the slab.

Scenario C: Loose or uneven adhesive

When the old adhesive is flaking, bubbling, or powdery, full removal is the safer route. You don't want to install anything over a layer that's already failing. Scrape or grind down to the concrete slab, vacuum with a HEPA filter, and prime before the new flooring system goes down.

How can you tell if it's loose? Tap with a coin or a tile. A hollow sound means a hollow bond. If more than a few spots sound hollow, I'd rather pay for full removal than patch it and hope for the best.

After the floor is ready: Sikaflex-221 or Sika silicone sealant?

Once the old adhesive is gone and the floor is prepped, the next question is usually: which Sika product do I order? This is where I see people grab the wrong tube.

Sika Sikaflex-221 polyurethane sealant/adhesive is an elastic bonding and sealing product. I order it for threshold plates, metal trim, wood panels, and joints that move. It's versatile, but I don't use it as a tile-setting adhesive. If a contractor asks for a tube of Sikaflex-221 to set floor tile, I ask why; tile usually needs a dedicated adhesive that can handle gravity and shear.

Sika silicone sealants are the better call for moisture-exposed joints—kitchens, bathrooms, around floor drains, exterior seams. Standard silicone is not paintable, so if the joint will be painted, check the Sika technical datasheet before you buy. I check current datasheets every time, because Sika updates formulations and product listings. As of early 2025, I still have to look up cure times; I don't keep every version in my head.

How to decide which scenario you're in

Here's the practical test I use when someone emails me a photo of a floor:

  • Dark and gummy? Plan on mechanical removal.
  • Grey and bonded? Test it. If it passes, you can probably prep over it.
  • Flaking or hollow? Completely remove the loose areas.
  • Already clean? Match the sealant to the environment—moisture calls for silicone, general elastic bonding calls for Sikaflex-221.

No product catalog will tell you which scenario you're in. That's why I still call in a flooring specialist for anything bigger than a closet. A good supplier will say, this part is outside our product range, and recommend someone who knows floor prep. That's not a weakness. It's how trust works.

I'd rather buy from a specialist who knows their limits than a generalist who promises one tube for everything. That's true for vendors, and it's true for Sika's product line. Sika makes construction chemicals, not every floor prep tool. When a supplier tells me what they do not do, I trust them more on the jobs they say they can do.
