When Cheap Adhesive Failed, the Sika Products Catalogue Saved Our Deadline

Last September, a photo appeared on my desk with a red circle around one floor tile. The note said, “this is going to embarrass us.” The tile sat in the service corridor, right where a client would walk during the October 12 walkthrough, and when I tapped it, it sounded hollow. So did its neighbor.

I’m the administrator who handles facilities purchasing for a 160-person manufacturing company. Since 2020 I’ve run our smaller repair and maintenance orders—roughly $80,000 a year across eight vendors—and I report to both operations and finance. So I knew exactly what was coming next: a rushed procurement decision with two bosses watching.

The first week was fine. The second wasn’t. I came in on a Monday morning to find the new row already sounded hollow in two spots. The freight was eye-watering. The bags were heavy, and next-day delivery cost more than the adhesive itself, which honestly stung. But the crew arrived at 7:00 the next morning and the pallet arrived at 6:50—before the tools were even out of the van.

The epoxy colored sand paint we did not expect to order

The tile repair was only half the visual problem. The concrete slab in front of the elevator had an old epoxy coating that was peeling in patches and looked like a bad landlord special. The tile setter suggested grinding and recoating it while the area was already closed off.

Can acetone be used as a paint thinner? In general, yes—acetone is a legitimate solvent in some paints and cleaning products. For a two-pack epoxy floor system, though, our datasheet said no. Acetone evaporates quickly, and adding it can leave the coating soft, dull, or full of tiny pinholes where solvent gets trapped. The manufacturer listed a specific recommended thinner and a maximum dilution; acetone wasn’t it.

So we mixed it as directed and kept the acetone for cleaning tools while the coating was still wet. It worked exactly as the sheet said it would.

A quick note about noise reduction coatings

One more request landed while the floor was open: the operations supervisor asked whether we could also apply something to cut down the noise of carts rolling over the expansion joint near the elevator. She had read about noise reduction coatings and hoped it could be rolled on while the area was empty.

I went looking. Sound-control work usually involves specialized membranes, sealants, or floor details rather than a simple paint. The specialist I spoke with steered me away from a surface coating for our situation. Cart noise over an expansion joint is mostly mechanical impact, so the useful fix would be an acoustic membrane or expansion-joint detail installed with the flooring—not a coating applied on top. We postponed that upgrade until the next planned floor replacement.

It was not the answer that made anyone money that day, but it was the correct engineering answer. I appreciated that.

What I tell anyone who asks about this project

The hallway was finished on October 11, the day before the walkthrough. No caution tape, no “wet floor” sign, no smell. The client walked past it twice and never asked a question, which is the best possible outcome for a facilities buyer.

If I could summarize what changed: I stopped comparing only the unit price and started comparing the total cost of being wrong. The cheaper adhesive failed, cost us a second crew mobilization, and nearly pushed us past a hard deadline. The more expensive bag, the next-day freight, and the epoxy colored sand paint added up to a higher quote—but they gave us a result we could rely on.

One limitation before you copy this approach: my experience is based on one 400-square-foot commercial corridor, not on a food plant or a chemical warehouse. Those environments have different requirements, and I can’t speak to them from experience. What I can say is that the Sika products catalogue and the technical datasheets answered questions that no salesperson could answer from memory.

In an emergency, “probably fine” is the most expensive phrase in procurement. I don’t buy that way anymore.
